7 Home Buying Acronyms You NEED to Know

If buying a home is in your future, there are some terms you are going to need to know. We are breaking down 7 of the most common home buying acronyms on the blog today!

  1. HOA = Homeowners Association. Many neighborhoods are governed by a Homeowners Association. If you choose a home in a HOA-regulated neighborhood, you’ll pay association fees and will be subject to the HOA’s rules. On the plus side, you’ll also benefit from some nice services like trash removal, amenities, lawn care or maintenance!
  2. FRM = Fixed Rate Mortgage. A fixed-rate mortgage has an interest rate that does NOT change during the entire term of your loan.
  3. ARM = Adjustable Rate Mortgage. An adjustable rate mortgage generally has lower monthly payments at the beginning, but will adjust over time depending on the interest rates.
  4. P&I = Private Mortgage Insurance. This is the extra fee you pay when your down payment is less than 20%.
  5. LTV = Loan to Value. This is the ratio that is calculated by dividing the loan amount by the home’s purchase price. This is important because if you put down less than 20%, you could be able to tap into a special program from your lender.
  6. PITI = Principal, interest, taxes and insurance. Also called your “monthly housing expense”, this includes your mortgage payment and a monthly portion of your homeowners insurance and real estate taxes.
  7. CD = Closing Disclosure. A document that provides important information about your loan, like the interest rate, monthly payments and closing costs. You’ll want to make sure that the information in this document matches the Loan Estimate you received when you applied for the loan.

5 Tips for Hosting a Successful Open House

If your real estate agent is holding an open house to help sell your home, there are some things you can do on your end to make sure it goes as smoothly as possible. We all know that it is necessary to clean your house and clear the clutter, but here are some additional tips for presenting your home in its best light to potential buyers!

  1. Remove your pet (and all signs and smells of your pet). If you can, it is a really good idea to bring your pet with you the day of the open house. Put pet beds, bowls and toys away and do your best to vacuum up pet hair and spray pet odor eliminating air freshener. Pet smells that really turn off potential buyers, so do your best to eliminate them before the big day.
  2. Brighten up your home. Open the curtains or blinds, wash your windows and let the sunshine in! Grab some cheery fresh flowers from the store and place them throughout your home. It’s also a great idea to turn the lights on in each room.
  3. Leave a treat. Display cookies or cupcakes on a pretty stand in your kitchen as a “thank you” to your visitors. Not only is it a nice gesture, but it is a great way to encourage them to stand in the kitchen and chat with the realtor showing your home! Bonus points if you leave bottles of water or some fresh lemonade to drink!
  4. Think about the exterior. Start off with a great first impression by power washing your exterior, cleaning up your landscaping, and purchasing a new, clean welcome mat.
  5. Think about every closet and drawer. People are nosy! They are most likely going to open drawers and closet doors. Make sure they are as organized and clutter-free as possible. If you need to, rent a storage unit to place your extra items until you sell your home.

If you’re ready for a new space, but unsure if you should purchase a lot to build your dream home, or purchase an existing home, ask yourself these 4 questions.

  1. What’s your budget? While a new construction home may be more costly initially, an existing older home could require large repairs (like a new HVAC system or new roof) later on that can add up. Be sure to consider your initial costs, monthly costs and potential long-term costs before making a decision.
  2. What’s your timeline? Are you in a rush to get into a new home? If so, buying an existing home might be a better choice. Building from the ground-up takes time! According to Realtor.com, the average home takes 3-6 months to build. If you’re on a strict timeline, building a new home might not work. Check with your builder to get a realistic timeline before you move forward.
  3. How important is customization to you? If you have a very specific vision for your home and love thinking about the details, building a new home might be for you! You’ll need to make big decisions about things like your floorplan, paint colors, hardware, flooring options and appliances! For some, this is overwhelming. But other people love it! Which type of person are you?
  4. How much work are you willing to do? An existing home is most likely going to require more maintenance than a new construction home because of its age. But if you’re willing to put in a little work, you could be getting a great deal on a wonderful home that just needs a little love! Make sure to have a full inspection before you close to make sure there are no surprises once you move in.

  1. What’s your favorite thing about Tehachapi?

I love just about everything about Tehachapi. My fiancé and I are newer to the area and we already see it as the perfect place to raise our children. Everyone is so warm and welcoming anywhere you go. It is a quaint little town that has so much to offer. Most of all I am obsessed with the sunsets in Tehachapi. The way it sets perfectly behind the mountains is breathtaking and makes our little town glow.

2. What is your number one piece of advice for someone trying to sell their house?

When trying to sell your house it is so important to stage it perfectly. When sellers remove all clutter from counters and tuck away their personal items it allows buyers to envision what living in that house may look like for them. I also highly recommend keeping the front yard in tip top shape when your house is for sale. After all it is the very first thing a buyer will see, and first impressions are everything!

3. What do you think is the most important thing for clients to know about buying a house?

I think the most important thing for clients to remember when buying a house is to not let the stressful parts of home buying steal your joy. Trust your agent to walk with you throughout the process and take care of helping you get pre-approved, all the paperwork, negotiating with sellers, etc.

4. Where is your favorite place in the world?

My absolute favorite place in the world is anywhere that I am with family. I can find the beauty anywhere I go if I am surrounded by good company, good times, and good vibes.

5. What do you love about being a real estate agent?

I love being a real estate agent because it fulfills my desire to make others happy. The excitement and joy I see in my clients when selling/buying their homes is priceless. I look forward to expanding my clientele in the area so I can see more of that. I also love how it always keeps me on my toes. This business has a lot of ups and downs, but it sure is exciting! Finally, I love that I get to work with my mom. We work as a team at Associated Real Estate. She has taught me everything I know!

6. Tell us a little more about yourself and your family!

I was born and raised in California. I have lived just about all over this big state. I was born in the Central Valley where I hold so many fond childhood memories. Shortly after my family moved to Northern California where I did most of my growing up. Now, I am in Southern California. I have lived in many different areas, small towns & big cities. I appreciate that fact because it has given me the opportunity to explore so many different types of living.

My family is the most important thing in my life. I have a strong bond with each one of them and thank God for them all every day. I am so happily engaged to the love of my life who blessed me with our handsome baby boy, Noah. I have the best parents anyone could ask for and five amazing siblings. Life is so good. I am beyond blessed!

10 of the BEST Summer Entertaining Hacks

If you’re hosting a backyard BBQ this summer (4th of July, anyone?) make it easier on yourself with 10 of the BEST summer entertaining hacks!

  1. Save space on your stovetop (and cook enough corn for a crowd) by cooking your corn in a cooler! Check out the super easy instructions here.
  2. Keep your kitchen from piling up with dirty dishes by giving your guests a clearly marked “dirty dish bin” to leave their used utensils, plates and cups. A wheelbarrow is a great spot for dirty dishes.
  3. Attach a bottle opener to your drink tub or cooler to make it easy for your guests to find.
  4. Set up a drink station to ensure that your guests can serve themselves.
  5. Speaking of “stations”, create a sunscreen and bug spray station to keep your guests comfortable and protected throughout the day.
  6. Serving ice cream cones to kids? Drop a mini marshmallow into the bottom of the cone to keep it from leaking all over their little hands!
  7. Keep the bugs out by using large glass jars with lids to serve your salads and fruit.
  8. Make sure you have adequate shade for your guests to escape the sun! Set up umbrellas, screened in tents or shade sails to give everyone some relief from the heat.

5 Sounds Your House SHOULDN’T Be Making

All houses make some noise (think: creaky floors, squeaky drawers, and noisy door hinges), but there are some sounds that could mean some big problems. If you hear any of the following 5 sounds in your home, it’s time to call a professional.

  1. Your Lights are Buzzing. If you hear a buzzing sound coming from your outlets or light fixtures, there is probably a loose connection. Call an electrician right away to make sure there is no loose connection which could cause an electrical fire.
  2. Scurrying Coming from the Attic. If it sounds like a rodent, it probably is a rodent. Beyond the “yuck” factor, rodents like squirrels or rats are dangerous to have in your house because they can chew through electrical wires, causing a fire in your house. Get a pest control professional to come and see what’s running around up there ASAP.
  3. Banging from Your AC. If you hear a banging sound or a squealing noise coming from your AC, there’s probably something that needs to be tuned up. Have your unit serviced be a professional to extend its life and ensure that you are operating efficiently.
  4. Running Water. If no one is using anything, but you still hear running water, you could have a big, wet problem on your hands. Call a plumber to do an inspection and see if you have a leak somewhere.
  5. A Hissing Sound. This is probably the worst sound you could hear in your house. If you hear hissing and suspect that you might have a gas leak, leave the house as quickly as possible and DO NOT touch any light switches or anything electric. You’ll need to get as far away from your home as possible (do not turn on your car!), call 911, and warn your neighbors to get far away too.

It’s always better to be safe than sorry! If you hear any of these noises, call a professional to ensure your home is as safe and healthy as possible.

5 Landscaping Hacks to Save You Time This Spring

With warmer weather on the horizon, we’re guessing that you are itching to get outside and get your hands in the dirt! We’ve rounded up our favorite landscaping hacks to help you save time and money this Spring!

  1. Plant Your Pots. If you’re worried about certain plants or flowers taking over your garden, plant them in a pot and put the pot in the dirt! It will keep them contained just where you want them!
  2. Use a Muffin Tin to Help with Seed Spacing. Instead of digging a bunch of holes to plant your vegetable seeds, push a muffin tin into the dirt, drop the seeds into the depressions, cover with soil and water!
  3. Make Mowing as Efficient as Possible. Group plantings into beds with mulch to avoid mowing around each individual plant (which would be super time consuming!)
  4. Get it Right the First Time. Avoid heading back to the store multiple times because you didn’t measure correctly the first time. Figure out the square footage of the area you want to soil or mulch (length x width) and then convert to cubic feet so you know how much material to buy. Here’s a handy mulch calculator to use!
  5. Save Your Grounds. Did you know that coffee grounds keep pests like ants, snails and slugs away? Another reason to drink more coffee!

Yes, You WANT a Home Inspection and Here’s Why!

You’ve found your dream home and you’re convinced it’s perfect. While you may feel like you can skip the home inspection, having one done really is essential to the home buying process and totally worth the money. Here are our top reasons why home inspections are essential:

  1. Uncover Safety Issues. A proper home inspection will ensure that the home is safe. A home inspector might find leaky plumbing, improper electrical wiring, fascia problems, improper fan ventilation or inoperable windows during the inspection. Other safety issues that may be uncovered are things like radon, carbon monoxide and mold. Be sure that your home-buying contract states that if any of these hazards are found, you have the option to cancel the offer to buy.
  2. Use it as a Negotiating Tool. If the inspection reveals repairs that need to be made, your inspection report gives you the opportunity to ask the seller for a price reduction to accommodate those repairs. Your realtor will know which repair requests are worth asking for and which can help you negotiate a better deal.
  3. Project Future Costs. A home inspector will be able to take a look at large equipment like the HVAC, water heater and plumbing systems and let you know their current condition and when they might need to be replaced. This will help you predict home much you’ll need to spend on these large items in the future and adjust your home budget accordingly.

3 Big Questions to Ask Yourself Before You Downsize

Whether you’re becoming an empty-nester or just feel like your current home is too big for your needs, there are a couple of questions to ask yourself before you take the plunge and downsize.

  1. Will this move save me money? Just because you are moving to a smaller home, there may still be additional expenses that need to be considered before you make a decision. Think: HOA fees, homeowner’s insurance that could increase based on the type of home you are moving in to, replacing old appliances, costs of maintenance, etc. Make sure that downsizing makes sense to you financially before you sell.
  2. What will I do with all of my STUFF? If you’re moving to a smaller home, there’s a big chance you will not have space for everything from your current home. This is a great opportunity to declutter, sell and/or donate items that you no longer use. If you just can’t seem to part with some of your things but you still want to downsize, perhaps it makes sense to rent a storage unit.
  3. Am I emotionally ready? The thought of downsizing is emotionally tough for many homeowners because it might mean that you are leaving a home that you love. It’s hard to leave a home where you have raised children, celebrated holidays and created memories! But if downsizing is truly the right decision for you, think of all of the wonderful memories you will be making in your new place! And, remember that the home that you once loved will now be ready for a new family to love.

3 Things to Look for in Your First Investment Property

If you’ve decided that an investment property is the right purchase for you, there are three things you’ll want to consider before you sign the contract on your first fixer-upper or rental unit.

  1. Location. You might have found a great property, but is it in an attractive location where other people would like to live? Make sure you really check out the neighborhood to make sure it is in a desirable area. It could be the perfect house, but if no one wants to live in that area, you are not going to be able to make any money. An experienced realtor will have the insight to help you find the perfect spot for a successful investment property.
  2. How much work does it really need? Before you put an offer in, you need to have a very clear picture of all of the work (and money!) this property requires. If this is your first time rehabbing a house, bring a contractor with you to give you their honest opinion of all of the projects that need to be done. A property may appear to only need cosmetic changes, but there could be larger foundation issues (for example) that aren’t obvious right away. Don’t make a bad purchase that will end up costing you money!
  3. The Real Costs. Making a decision based on emotion is a big mistake that many first time investors make. Beyond the purchase price and renovation costs, you’ll need to consider property taxes, insurance, and operating costs. Be honest and realistic about what your investment will cost now, before it’s too late.

4 Thoughtful Home Updates Buyers will LOVE

Give Them Curb Appeal. Freshen up your landscape, pull weeds, mow the lawn, trim the bushes and lay down fresh mulch to give potential buyers the best first impression as possible! Refresh the paint on your door (and maybe pick a new pop of color!) to invite them in. Add some hanging baskets on your front porch with beautiful, colorful flowers, and put a new, clean welcome mat at your door.

Replace Bathroom Mirrors. A sure sign of an outdated bathroom are old, gross mirrors. Replacing them with something more modern and new will freshen up the space. Other bathroom tips? I was born and raised in Germany where I met my husband. He was stationed there during his time in the United States Air Force. After spending many years living abroad in Germany, the Netherlands and Saudi Arabia, we moved to Tehachapi in 2002, where we raised three children, Nina, Katja and Casey.

  1. Have you always been in real estate or did you have a different career prior to becoming a real estate agent?

After working in retail for many years, I got my real estate license in 2003 and became an agent. While working at Coldwell Banker I was awarded Top Producing Associate, Top Selling Associate, Top Listing Associate and Multi-Million Dollar Producer.

  1. What’s your favorite thing about Tehachapi?

I love the small town feel but am definitely excited about Walmart coming to town! I also love the low crime rate of Tehachapi.

  1. What is your number one piece of advice for someone trying to sell their house?

The most important thing to do is declutter and sell unwanted furniture to make the house presentable for showings. Determine potential fixes before listing and price the home correctly.

  1. What do you think is the most important thing for clients to know about buying a house?

That the first step is to get pre-qualified!

The Mexican Rivera. We took a cruise there a couple years ago and I really liked it.

  1. Where did you grow up? Tell us about your family!

I grew up in the San Fernando and Santa Clarita Valleys.  I have 5 brothers. Growing up we had horses, milk goats, chicken and ducks.  As a child I raised guinea pigs and sold them to a local pet store.  We always had animals my entire life.

My husband and I have a blended family of 4 adult children, 9 grandchildren and 3 great-grandchildren. We also have a donkey, horse and 2 dogs! We love the open spaces and the beauty of Tehachapi.  We volunteer at the Tehachapi Railroad Depot Museum and for our church.

  1. What’s your favorite thing about Tehachapi?

When I come back to Tehachapi after traveling, I feel peace and serenity.  I know I am “home”.  There is beauty in every season.

  1. What is your number one piece of advice for someone trying to sell their house?

Fix everything before listing it for sale.  The better it looks, the faster it will sell.

  1. What do you think is the most important thing for clients to know about buying a house?

There is no “perfect” home.  But you can make any home your own.

  1. Where is your favorite place in the world?

I haven’t been there yet!

Five Kitchen Improvements to Make Before You List Your Home

Here are five kitchen improvements you can make  to help with resell!

  1. Instead of replacing your cabinets (which can be expensive) brighten up your kitchen by sanding and repainting your existing cabinets. White cabinets make a kitchen feel clean, modern and clutter free.
  2. If your kitchen feels outdated, replacing the hardware on the cabinets can make a big difference. And it’s easy!
  3. Add a “wow “ factor. Replace your faucet with a newer version with handy features. Or maybe add a pull out pantry, under-cabinet lighting, or new pendent lighting to stop potential buyers in their tracks (for the right reasons)!
  4. Freshen up the walls with a new coat of paint. Since you want your kitchen to feel as large as possible, stick with a light paint color to brighten up the space. Whites and neutrals are a safe choice.
  5. Declutter your counter tops, organize your pantry, and make the room as functional as possible. Potential buyers want to be able to envision themselves using the space. Make it easy for them to do so by keeping the kitchen as organized and streamlined as possible!

Common regrets of first-time home buyers (and how we can all learn from them!)

It goes without saying that purchasing your first home is one the biggest milestones in your life. There are so many things to think about and sometimes (without the help of an awesome real estate agent!) the process can get overwhelming. Here are some common regrets of first-time home buyers and how to avoid them when purchasing your own home – whether it’s your first one or not!

  1. Not being realistic about their budget. Sure, you may be approved for a monthly mortgage payment that seems doable – but have you considered closing costs, HOA fees, utility bills, and home maintenance down the road? If you’ve considered all of these expenses AND have factored them into your monthly budget, then your dream house might be the perfect fit.
  1. Caring more about the square footage instead of the layout. When you’ve never lived in a home before, the square footage may seem like the most important thing to you. But is the space livable? If the square footage is spread out amongst a lot of smaller rooms, you might find that an open floor plan (even with less square footage) would have been a better fit for you.
  1. Not loving the neighborhood. Having good neighbors that you have fun with and trust is the best. Take the time before you move in to visit the house and drive around the neighborhood more than once (and at different times of the day!). Are there young families walking around the block pushing strollers and walking their dogs? Are there loud parties happening on Friday nights? Is no one ever outside? These all might be indicators of the type of neighborhood you would be a part of. Knock on the doors of the neighbors next door and try to get a feel for the neighborhood before you make an offer.
  2. Thinking about the NOW instead of the FUTURE. The house that you want to purchase might be the perfect fit for you now, but where do you envision your life in 5 years? Will you need extra rooms for possible children down the road? Is it a possibility that your aging parent might have to move in with you? Taking some time to really think about how long you plan to live in the house and what life events might take place while you’re there, will ensure that you pick the right home for the long-term.

  1. Where did you grow up? Tell us about your family!
    I was born in Manila, Philippines but came to the U.S. when I was only 6 months old. I grew up in Reno, NV. My mom brought my brother and I to Reno by herself and raised us until my dad was able to be petitioned to come to Reno as well. My parents and brother and sister in law and 2 nephews are all still in Reno.
  2. Have you always been in real estate or did you have a different career prior to becoming a real estate agent?
    My professional history was working for the Department of Homeland Security as a Federal
    Contract Officer for 11 years before I gofinto Real Estate.
  3. Any hobbies?
    My favorite hobbies are playing with anything with a motor in it. Going off-roading in my truck, or riding my ATV’s or going jet skiing.
  4. Why do you love real estate?
    I’ve always enjoyed helping people and now being in real estate and being able to be involved in finding that perfect home for my clients is a great . feeling and something that is very important to me.
  5. What accomplishment are you most proud of?
    I think for me my biggest accomplishment was getting my Real Estate license. Never did I ever think I would get into Real Estate especially at such a later age in life. A good majority of people are afraid to make big changes especially mid-life, but for me life changed and so I saw a different opportunity and took it.

You’ll be able to make a firm commitment to buy and your offer will be more desirable to the seller.

Stay in close contact with your real estate agent.

Your agent will be on the lookout for the newest listings that meet your criteria. Be ready to see a house as soon as it goes on the market — if it’s a great home, it will go fast.

Hire an experienced agent.

When you hire an experienced real estate agents they can give you the tools to help you find the property you are looking for. Tools such as the 2 Click Home Search offered on Associated Real Estates website can help you stay one step ahead of other buyers looking on real estate websites.

Be ready to make a decision.

Spend plenty of time in advance deciding what you can afford and must have in a home so you won’t hesitate when you have the chance to make an offer.

Bid competitively.

Your first inclination may be to start out offering something less than the absolute highest price you can afford, but if you go too low in a tight market, you will likely lose out.

Keep contingencies to a minimum.

Navigate Your Home Loan Like a Pro!

Financing a home is one of the primary concerns for most home buyers in Tehachapi.  Your agent at Associated Real Estate is here to help you navigate the maze of loan types and mortgage terms.  Here are some of the basic loan terms to help you get started.  And remember, with any home purchase your first step should be to contact a reputable realtor and schedule a FREE consultation.  If you are planning to purchase a home call us now at 661-822-3500.

  • Mortgage  A loan specific to purchasing property, where the bank liens you the title with the agreement you will pay the entirety of the balance owed on your beautiful Tehachapi property!
  • Conventional Mortgage – Any mortgage loan that is not insured or guaranteed by the federal government. This applies to all privately owned property, and is the most common type of mortgage.
  • Term  Refers to the length of the loan. Home loans (mortgages) are often in terms of 15, 20, or 30 years. Generally, as term lengths increase your payment will decrease; however, a shorter term loan means you will pay less interest over the life of the loan.
  • Annual Percentage Rate (APR)  A yearly interest rate(calculated by the average interest rate over the term of the loan) that includes upfront fees and costs associated with the loan. Use this to accurately compare the costs of different loans as fees will vary depending upon the lender, and every buyers situation is different. Make sure to make your loan work for you!
  • Fixed Rate  A fixed rate mortgage allows you to lock in an interest rate that will last for the entire term of the loan. These are, generally, a good choice if current interest rates are low.
  • Adjustable Rate  Adjustable Rate Mortgages (ARM) usually begin with a lower interest rate than a fixed rate, but will increase as market rates increase. A good choice if fixed interest rates are high, but make sure you are willing to have a payment that will increase over time!
  • Caps – A limit to how much and how frequently an interest rate can change on an adjustable-rate mortgage. These payment caps can be periodic or extend for the life of the loan. Thank goodness for structure!
  • Note – No, not like the ones we used to pass in class! This note is a legally binding written promise to repay the mortgage plus interest, which includes the name of the borrower, issuing lender, and the terms and provisions.
  • Down Payment – An upfront payment made by the home buyer(you!) toward the sale price of the property, typically ranging from 5-20%. The remainder of the sales prices makes up the mortgage loan amount, excluding interest. Typically, the bigger the down payment is the smaller the monthly payment will be, and we all like small payments!
  • Amortization  The paying down of principal(the loan excluding interest)  over time. Generally, the principal is scheduled to be paid off, or fully amortized, over the term of the loan.
  • PITI  This is a fun one. An abbreviation for the major expenses that make up a mortgage payment: Principal (the amount borrowed), Interest, (Property) taxes, and (homeowners’) Insurance.
  • Escrow  The holding of funds or documents by a neutral third party prior to closing your home sale. You can practically taste home ownership at this point! 
  • Closing Costs – An amount of money that must be paid to close your loan, including lender fees and third-party charges, along with taxes and transfer fees. Almost there!
  • Closing – The final step in the loan process when loan documents are signed at an escrow or title company. Congratulations on your new home!!

7 Reasons to Own A Home

  1. Tax benefits. The U.S. Tax Code lets you deduct the interest you pay on your mortgage, your property taxes, and some of the costs involved in buying a home.
  2. Appreciation. Historically, real estate has had a long-term, stable growth in value. In fact, median single-family existing-home sale prices have increased on average 5.2 percent each year from 1972 through 2014, according to the National Association of REALTORS®.  The recent housing crisis has caused some to question the long-term value of real estate, but even in the most recent 10 years, which included quite a few very bad years for housing, values are still up 7.0 percent on a cumulative basis. In addition, the number of U.S. households is expected to rise 10 to15 percent over the next decade, creating continued high demand for housing.
  3. Equity. Money paid for rent is money that you’ll never see again, but mortgage payments let you build equity ownership interest in your home.
  4. Savings. Building equity in your home is a ready-made savings plan. And when you sell, you can generally take up to $250,000 ($500,000 for a married couple) as gain without owing any federal income tax.
  5. Predictability. Unlike rent, your fixed-rate mortgage payments don’t rise over the years so your housing costs may actually decline as you own the home longer. However, keep in mind that property taxes and insurance costs will likely increase.
  6. Freedom. The home is yours. You can decorate any way you want and choose the types of upgrades and new amenities that appeal to your lifestyle.
  7. Stability. Remaining in one neighborhood for several years allows you and your family time to build long-lasting relationships within the community. It also offers children the benefit of educational and social continuity.

Remove clutter. Clear off counters and pack unnecessary decorative items. Put extra furniture in storage, and remove out-of-season items. Don’t forget to clean out the garage, too.

Let it shine. Cleaning windows and screens will help bring more light into your home. Replace burnt bulbs, and consider higher wattage in low-light areas. Clean the walls or brush on a fresh coat of bright, neutral paint. Replace heavy curtains with sheer ones and show off your view.

Keep it clean. A deep clean before listing your home will make upkeep easier. Consider hiring a cleaning service to help.

Maximize comfort. In summer, shut A/C vents on the first floor so more air will get upstairs. Reverse the process in winter.

Perform a sniff test. Clean carpeting and drapes to eliminate odors. Open the windows to air out the house. Consider potpourri or scented candles and diffusers. For quick fixes in the kitchen, cotton balls soaked in vanilla extract or orange juice can instantly make the fridge a nicer-smelling place. Boil lemon juice in your microwave, then add it to your dishwasher to eliminate odors. You can also run lemon rinds through the garbage disposal for a similar effect.

Take care of minor repairs. Sticky doors, torn screens, cracked caulking, or a dripping faucet may seem trivial, but they’ll give buyers the impression that the house isn’t well-maintained.

Tidy up outdoors. Cut the grass, rake the leaves, add new mulch, trim the bushes, edge the walkways, and clean the gutters. A pot of bright flowers near the entryway adds great curb appeal.

Set the scene. A bright afghan or new accent pillows easily jazz up a dull room. Pretty dishes or a simple centerpiece on the tables can help buyers picture themselves living there. Try staging a chess game in progress. If you have a fireplace, lay fresh logs or a basket of flowers there.

Make the bath luxurious. Make sure your personal toiletry items are out of sight, along with old towels and toothbrushes. Add a new shower curtain and fancy guest soaps.

Send the pets to the neighbors. If that’s not possible, crate or confine them to one room, and let the real estate practitioner know where they’ll be to eliminate surprises.

Lock up valuables and medication. Agents can’t watch everyone all the time.

Head out. It can be awkward for everyone if you’re home at the time of a showing.

How to Prepare to Finance a Home

Don’t get discouraged.

Home finance can be complicated. The first and most important step is to not allow yourself to be discouraged. There are programs and solutions for nearly every situation. Do not be afraid to seek the advice of qualified real estate professionals, mortgage brokers and credit councilors to help you achieve your goals. With good advice and hard work home ownership is attainable!

Develop a budget.

Instead of telling yourself what you’d like to spend, use receipts to create a budget that reflects your actual habits over the last several months. This approach will better factor in unexpected expenses alongside more predictable costs such as utility bills and groceries. You’ll probably spot some ways to save, whether it’s cutting out that morning trip to Starbucks or eating dinner at home more often.

Reduce debt.

Lenders generally look for a debt load of no more than 36 percent of income. This figure includes your mortgage, which typically ranges between 25 and 28 percent of your net household income. So you need to get monthly payments on the rest of your installment debt—car loans, student loans, and revolving balances on credit cards — down to between 8 and 10 percent of your net monthly income.

Increase your income.

Now’s the time to ask for a raise! If that’s not an option, you may want to consider taking on a second job to get your income at a level high enough to qualify for the home you want.

Save for a down payment.

Designate a certain amount of money each month to put away in your savings account. Although it’s possible to get a mortgage with 5 percent down or less, you can usually get a better rate if you put down a larger percentage of the total purchase. Aim for a 20 percent down payment.

Keep your job.

While you don’t need to be in the same job forever to qualify for a home loan, having a job for less than two years may mean you have to pay a higher interest rate.

Establish a good credit history.

Get a credit card and make payments by the due date. Do the same for all your other bills, too. Pay off entire balances as promptly as possible.

Start saving.

Do you have enough money saved to qualify for a mortgage and cover your down payment? Ideally, you should have 20 percent of the purchase price saved as a down payment. Also, don’t forget to factor in closing costs, which can average between 2 and 7 percent of the home price.

Obtain a copy of your credit report.

Make sure it is accurate and correct any errors immediately. A credit report provides a history of your credit, bad debts, and any late payments.

Decide what kind of mortgage you can afford.

Generally, you want to look for homes valued between two and three times your gross income, but a financing professional can help determine the size of loan for which you’ll qualify. Find out what kind of mortgage (30-year or 15-year? Fixed or adjustable rate?) is best for you. Also, gather the documentation a lender will need to preapprove you for a loan, such as W-2s, pay stub copies, account numbers, and copies of two to four months of bank or credit union statements. Don’t forget property taxes, insurance, maintenance, utilities, and association fees, if applicable.

Seek down payment help.

Check with your state and local government to find out whether you qualify for special mortgage or down payment assistance programs. If you have an IRA account, you can use the money you’ve saved to buy your first home without paying a penalty for early withdrawal.

Some items should always be examined during a Tehachapi home inspection.

Structure

The home’s “skeleton” should be able to stand up to weather, gravity, and the earth that surrounds it. Structural components include items such as the foundation and the framing.

Exterior

The inspector should look at sidewalks, driveways, steps, windows, doors, siding, trim, and surface drainage. They should also examine any attached porches, decks, and balconies.

Roofing

A good inspector will provide very important information about your roof, including its age, roof draining systems, buckled shingles, and loose gutters and downspouts. They should also inform you of the condition of any skylights and chimneys as well as the potential for pooling water.

Plumbing

They should thoroughly examine the water supply and drainage systems, water heating equipment, and fuel storage systems. Pressure pumps and sump pumps also fall under this category but are less common in our area. Poor water pressure, banging pipes, rust spots, or corrosion can indicate larger problems. The inspector should be able to tell you the water heater’s age, its energy rating, and whether the size is adequate for the house.

Electrical

You should be informed of the condition of service entrance wires, service panels, breakers and fuses, and disconnects. Also take note of the number of outlets in each room.

Heating and air conditioning

The home’s vents, flues, and chimneys should be inspected. They should also describe and inspect all the central air and through-wall cooling equipment. The inspector should be able to tell you the if the heating and cooling systems in the house are efficient.

Interiors

Your inspector should take a close look at walls, ceilings and floors; steps, stairways, and railings; countertops and cabinets; and garage systems. These areas can reveal leaks, insect damage, rot, construction defects, and more.

Ventilation/insulation

Inspectors should check for adequate insulation and ventilation in the attic and in unfinished areas such as crawl spaces. Insulation should be appropriate for the climate. Here in Tehachpi we get freezing weather that cause problems like pipes freezing and breaking if not properly insulated. Without proper ventilation, excess moisture can lead to mold and water damage.

Fireplaces

They’re charming, but fireplaces can be dangerous if they’re not properly installed and maintained. Inspectors should examine the vent and flue, and describe solid fuel-burning appliances.

Understand Agency Relationships

It’s important to understand what legal responsibilities your real estate salesperson has to you and to other parties in the transaction. Ask what type of agency relationship your agent has with you:

Seller’s representative (also known as a listing agent or seller’s agent)

A seller’s agent is hired by and represents the seller. All fiduciary duties are owed to the seller. The agency relationship usually is created by a listing contract.

Buyer’s representative (also known as a buyer’s agent)

A buyer’s agent is hired by prospective buyers to represent them in a real estate transaction. The buyer’s rep works in the buyer’s best interest throughout the transaction and owes fiduciary duties to the buyer. The buyer can pay the licensee directly through a negotiated fee, or the buyer’s rep may be paid by the seller or through a commission split with the seller’s agent.

In Tehachapi, as in most of California, a buyer typically wont pay anything to their agent because the buyers agent will generally be offered a share of the commission paid by the seller. This gives buyers a way to have someone representing their best interests searching for homes for sale and negotiating for a Real Estate purchase.

Subagent

A subagent owes the same fiduciary duties to the agent’s customer as the agent does. Subagency usually arises when a cooperating sales associate from another brokerage, who is not the buyer’s agent, shows property to a buyer. In such a case, the subagent works with the buyer as a customer but owes fiduciary duties to the listing broker and the seller. Although a subagent cannot assist the buyer in any way that would be detrimental to the seller, a buyer-customer can expect to be treated honestly by the subagent. It is important that subagents fully explain their duties to buyers.

Disclosed dual agent

Dual agency is a relationship in which the brokerage firm represents both the buyer and the seller in the same real estate transaction. Dual agency relationships do not carry with them all of the traditional fiduciary duties to clients. Instead, dual agents owe limited fiduciary duties. Because of the potential for conflicts of interest in a dual-agency relationship, it’s vital that all parties give their informed consent. In many states, this consent must be in writing. Disclosed dual agency, in which both the buyer and the seller are told that the agent is representing both of them, is legal in most states.

Designated agent (also called appointed agent)

This is a brokerage practice that allows the managing broker to designate which licensees in the brokerage will act as an agent of the seller and which will act as an agent of the buyer. Designated agency avoids the problem of creating a dual-agency relationship for licensees at the brokerage. The designated agents give their clients full representation, with all of the attendant fiduciary duties. The broker still has the responsibility of supervising both groups of licensees.

Nonagency relationship (called, among other things, a transaction broker or facilitator)

Some states permit a real estate licensee to have a type of nonagency relationship with a consumer. These relationships vary considerably from state to state, both as to the duties owed to the consumer and the name used to describe them. Very generally, the duties owed to the consumer in a nonagency relationship are less than the complete, traditional fiduciary duties of an agency relationship.
